font-weight: inherit;\">Unntaket er kanskje studiel\u00e5n og noen andre om man ikke har en sterk \u00f8konomi, fordi vi \u00f8nsker sikkerheten disse l\u00e5nene tilbyr. Gitt at du ikke har bruk for sikkerheten (eller andre fordeler et l\u00e5n gir) burde de vurderes p\u00e5 lik linje som annen gjeld, ettersom de koster som all gjeld. Skal du sammenligne en sparekonto og et fond, er det riktig, fordi pengene du setter inn kan vokse til det &#8220;uendelige&#8221;, men negative renter, ved \u00e5 betale de tilbake kan bare g\u00e5 til 0, selv om det kan stoppe en &#8220;uendelig&#8221; utgift om du har avdragsfrihet, men det vokser ikke eksponensiellt.<\/p><p>Ved etter et \u00e5r, om du har 100.000,- i gjeld og samme sum investert, gitt at renten er lik avkastningen, la oss si 10% vil du enten tjene eller m\u00e5tte betale 10.000,- Men forskjellen kommer neste \u00e5r n\u00e5r gjelden fortsatt koster 10.000,- mens investeringen vokser med 10.100,- hvor vi f\u00e5r renters rente.<\/p><p>\u00a0<\/p><p>\u00a0<\/p><p><b>Inflasjon spiser gjeld<\/b><\/p><p>Dette er et utrykk som brukes ofte og handler om at i fremtiden, ved inflasjon g\u00e5r priser og l\u00f8nninger opp. S\u00e5 om du har 1mill i gjeld er det kanskje verdt 2x din \u00e5rsl\u00e5nn i dag, men om en del \u00e5r i fremtiden er det bare verdt 1x din \u00e5rsl\u00f8nn. Ved \u00e5 vente til det tidspunktet har du &#8220;spart \u00e5 betale en \u00e5rsl\u00f8nn&#8221;. Det er sant at inflasjon er en fin ting n\u00e5r du har gjeld, men det gj\u00f8r ikke gjeld bra i seg selv. Gjelden er bare bra om de l\u00e5nte pengene skaper en h\u00f8yere avkastning (eller livstil) enn prisen p\u00e5 gjelden. Gjeld alene er ikke bra, samme hvor lav renten og h\u00f8y inflasjonen er.<\/p><p>\u00a0<\/p><p style=\"font-size: 16px; font-style: normal; font-weight: 400;\"><span style=\"font-weight: bold;\">\u00a0<\/span><\/p><p style=\"font-size: 16px; font-style: normal; font-weight: 400;\"><span style=\"font-weight: bold;\">Formueskatt<\/span><\/p><p style=\"font-size: 16px; font-style: normal; font-weight: 400;\">Er du i possisjon hvor du betaler formueskatt vil en \u00f8kt formue i form av aksjer v\u00e6re verdt mindre enn en gjeldsreduksjon pga en 20% eller 75% i prim\u00e6rbolig pga\u00a0<a style=\"transition-property: all;\" href=\"https:\/\/www.skatteetaten.no\/person\/skatt\/hjelp-til-riktig-skatt\/verdsettingsrabatt-ved-fastsetting-av-formue\/\">verddsettelsesrabatt<\/a>. Dette betyr at om du betaler formueskatt er det litt mer gunstig \u00e5 investere i fond enn \u00e5 betale ned gjeld. Men for mer trygghet kan denne \u00f8kes, selv bruker jeg 5%. Jo vanskeligere det er \u00e5 endre forbruket eller inntekten din, jo h\u00f8yere prosent burde du sette for \u00e5 sikre deg.\u00a0<\/p><p><b>\u00a0<\/b><\/p><p><b>2. Er renten for h\u00f8y?<\/b><\/p><p>Det er ikke et direkte svar p\u00e5 hvilken rente det er lurt \u00e5 betale ned gjeld vs \u00e5 investere i fond, men en skala ettersom det er flere faktorer som endrer seg. Slik jeg ser det m\u00e5 man vurdere den\u00a0<a style=\"font-size: 1rem; background-color: #100a00;\" href=\"https:\/\/www.instagram.com\/reel\/Ccsrrd4gj9n\/\">reelle effektive renten<\/a>\u00a0mot alternativet som man generelt bruker er Indeksfond (velger du en annen investering m\u00e5 man veie mot dens potensielle avkastning). Bildet under viser en gradvis \u00f8kning for renten om det er lurt \u00e5 bel\u00e5ne seg opp, la gjelden ligge eller tilbakebetale. Generelt sett er det lurt \u00e5 bel\u00e5ne seg opp om den\u00a0<a style=\"font-size: 1rem; background-color: #100a00;\" href=\"https:\/\/www.instagram.com\/reel\/Ccsrrd4gj9n\/\">reelle effektive renten<\/a><span style=\"font-size: 1rem;\">\u00a0er under 4%, la den ligge om den er mellom 4-6% og betale den ned om den er over 6%. Ut i fra &#8220;helsen&#8221; til \u00f8konomien din og din risikovillighet kan du skyve litt p\u00e5 grafen, men gjeld over 10% burde prioriteres fremfor alt annet. Investerer du penger i fond vil du h\u00f8yst sansynelig ende opp med en h\u00f8yere formue p\u00e5 sikt, men du m\u00e5 fortsatt alltid ha penger for \u00e5 betale l\u00e5net mens det l\u00f8per. \u00d8nsker du f.eks \u00e5 g\u00e5 ned til en lavere stillingsprosent eller bytte jobb kan det hende at en lavere m\u00e5nedskost p\u00e5 l\u00e5net tillater deg \u00e5 gj\u00f8re dette. Hvis dette er et \u00f8nske er det noe \u00e5 vurdere, hvis ikke, eller hvis det g\u00e5r fint \u00e5 betjene l\u00e5net mens du har en lavere inntekt er det ikke et problem.<\/p><p style=\"font-size: 16px; font-style: normal; font-weight: 400;\">Er denne friheten 5\u00e5r+ unna kan du fortsatt spare i fond og selge deg ut for \u00e5 tilbakebetale ved det tidspunktet.<\/p><p style=\"font-size: style=\"font-style: inherit; font-weight: inherit;\">Det er ikke n\u00f8dvendig \u00e5 investere MASSE, men \u00e5 v\u00e6re i markedet for \u00e5 bli vandt til \u00e5 v\u00e6re der. Har du allerede investert i noe annet er det helt ok, men jeg vil anbefale \u00e5 ha noe i aksjemarkedet i tillegg.\u00a0<\/span><\/p><p><b><br \/>&#8220;Men burde jeg ikke skaffe bolig f\u00f8rst?&#8221;<\/b><br \/>Nei, om du \u00f8nsker eiendom er det smart \u00e5 spare til det absolutt! Enten i BSU eller i andre former, er det lenge til (5\u00e5r+) kan ogs\u00e5 fondssparing kanskje v\u00e6re det riktige. S\u00e5 selv om det er kjekt \u00e5 investere i din daglige bank er det ikke sikkert det er det mest l\u00f8nnsomme.<\/p>\n<p><\/p>\n<p>P\u00e5 lengre sikt kommer du nok til \u00e5 bytte bank gjennom livet, enten pga du flytter et boligl\u00e5n eller noen tilbyr en bedre platform. \u00c5 ha fond et sted kan v\u00e6re en un\u00f8dvendig terskel som &#8220;holder deg tilbake&#8221; til \u00e5 gj\u00f8r<span style=\"font-style: inherit; font-weight: inherit;\">e slike valg. veldig mange. Den Norske dr\u00f8mmen inneholder \u00e5 eie bolig, det er noe erkenosk ved det. Men samtidig er det et hinder for veldig mange for \u00e5 bygge en stor formue. Min p\u00e5stand er at mange har blitt rik gjennom bolig fordi det &#8220;tvinger&#8221; deg til \u00e5 spare, majoriteten har blitt rike pga dette og ikke at boligen i seg selv var en veldig sterk investering. MEN det finnes absolutt gode eiendomsinvesteringer der ute, vi m\u00e5 bare finne hvilke det er og velge de!<\/p><p>\u00a0<\/p><p>\u00a0<\/p><p>Hovedtingen med eiendom er at den er litt vanskelig \u00e5 kalkulere, derfor overvurderer mange hvor gunstig det er. Mange boliger er \u00f8konomisk gunstige, men mange er ogs\u00e5 ikke det. Trikset er \u00e5 kj\u00f8pe med b\u00e5de hode og hjerte, ikke bare en av delene.<\/p><p>\u00a0<\/p><p>Eiendom er en investering som koster mye, noe som gj\u00f8r til at mye verdier blir veldig konsentrert slik at man er lite diversifisert og binder mye penger. Fordelen er at man kan bruke objektet selv og p\u00e5virke b\u00e5de inntektene og utgiftene slik at det kan gi en super avkastning! P\u00e5 samme m\u00e5te som det kan v\u00e6re en d\u00e5rlig investering. Mange ser p\u00e5 bolig i &#8220;best case scenario&#8221; eller ikke regner p\u00e5 hele stykket.<\/p><p>\u00a0<\/p><p>I mine \u00f8yne gir eiendom en super mulgihet til \u00e5 p\u00e5virke en investering til \u00e5 gi sv\u00e6rt god avkastning, men den burde gi mer enn man forventer i for ettersom det er arbeid og risiko tilkntyttet til det, og marginen burde v\u00e6re s\u00e5 stor at til og med om du ikke gj\u00f8r den beste jobben s\u00e5 f\u00e5r du &#8220;betalt&#8221; for timene du setter i. Dette er en vurdering mange ofte gj\u00f8r feil, mange sammenligner hvor mye man betaler i l\u00e5n (eller renter) med leiekosten, men dette er som \u00e5 sammenligne epler og p\u00e6rer.<\/p><p>Det viktige er \u00e5 sammenligne utgiftene som man ikke f\u00e5r noe tilbake p\u00e5 (renter, kommunale avgifter, forikring, vedlikehold, oppussing) og den alternative kosten p\u00e5 egenkapitalen og differansen p\u00e5 pengene man bruker p\u00e5 \u00e5 eie hver m\u00e5ned kontra \u00e5 leie.<\/p><p>\u00a0<\/p><p>For \u00e5 sammenligne det \u00e5 eie mot \u00e5 leie kan vi bruke <a href=\"https:\/\/www.pwlcapital.com\/rent-or-own-your-home-5-rule\/\">5% regelen<\/a>, den sier at det ekvivalente av \u00e5 leie er \u00e5 ta boligprisen og gange den med 5% for \u00e5 finne \u00e5rlig leieinntekt. S\u00e5 selv om tallet p\u00e5 utleieenheten kunne blitt bedre, hadde ogs\u00e5 alternativet ditt v\u00e6rt bedre. N\u00e5r det kommer til renteniv\u00e5er f\u00f8lger det ogs\u00e5 aksjemarkedet. Jo lavere renten er, jo mer kan bedrifter bel\u00e5ne og ekskalere. Dette h\u00f8res veldig fint ut, men i mine \u00f8yne spiller disse akt\u00f8rene bare p\u00e5 din desperasjon for boligkj\u00f8p. I realiteten kj\u00f8per du 50% av en bolig med banken og b\u00e6rer 100% av kostnadene. Dette er tilsvarende \u00e5 kj\u00f8pe et fond med dobbel gebyrkostnader. Men i en mindre skala kan man vise frem sine verdier i huset sitt. N\u00e5 er det ogs\u00e5 \u00e5pnet opp for \u00e5 eie andeler av st\u00f8rre kunstverk p\u00e5 noen platformer, men kunst har generelt sett ikke v\u00e6rt en lukrativ investering sammenlignet med eiendom og aksjemarked.<\/p><p>\u00a0<\/p><p>P\u00e5 lik linje med kunst er det et marked for tilbeh\u00f8r, dette gjelder vesker og annet fashion som ogs\u00e5 er et spekulativt marked men fult mulighet \u00e5 tjene penger p\u00e5 om man kjenner det. Nedsiden er at man er litt limitert til skalering slik at en voksende formue ikke klarer \u00e5 fortsette \u00e5 vokse p\u00e5 det. Personlig mener jeg det hverken er verdt bryet eller risikoen selv om det kan h\u00f8res fancy og g\u00f8y ut. Oppsidene veier virkelig ikke mer enn nedsidene.
